Old Floors Made New Again

Hardwood floor being sanded and refinished by F&S Hardwood Floors in the Denver metro

Scratched, dull, sun-faded or just stuck in the wrong decade: most hardwood floors don't need replacing, they need refinishing. F&S Hardwood Floors has refinished floors across Denver, Boulder, Thornton, Highlands Ranch, Centennial and Aurora since 2013, restoring everything from century-old oak to builder-grade floors from the 2000s. 4.8 stars on Google, and every project gets the same honest assessment: if your floor doesn't need the full treatment, we'll say so.

What Refinishing Includes

Assessment & repairs: we inspect the whole floor first, replacing or weaving in boards damaged by water, pets or age. Sanding: multiple passes take the floor to clean bare wood and erase decades of wear. Stain: you choose from a full range of tones: we sample directly on your wood so you see the real result before committing. Finish: multiple protective coats in the sheen you want, from matte to satin to semi-gloss, with water-based low-VOC options available.

The result is genuinely a new floor, same wood, new life, at a fraction of the cost of replacement.

What It Costs and How Long It Takes

Most refinishing projects in the Denver metro run between $3 and $5 per square foot, depending on floor condition, repairs and finish choice. A typical home takes 3–5 days: sanding and repairs first, then stain, then finish coats with drying time between.

Refinishing versus replacing: replacement of the same floor typically costs 3–4× more once you include tear-out, new material and installation. Unless the wood itself is failing, refinishing wins, and solid hardwood can be refinished several times over its life.

Refinishing: Common Questions

How do I know if my floors can be refinished?

Solid hardwood can usually be refinished 4–6 times over its life; engineered hardwood with a thick enough wear layer can typically be refinished once or twice. We check board thickness and condition during the free estimate and tell you honestly what's possible.

Can you fix pet stains and water damage?

Often, yes. Light staining sands out; deeper damage is handled by replacing individual boards and weaving in matching wood before refinishing everything together. Severe subfloor damage is the main case where replacement wins, and we'll show you if we find it.

Can I change my floor color when refinishing?

Absolutely, that's one of the best reasons to refinish. Going from 1990s orange-oak to a modern natural or greige tone makes it feel like a different house. We sample stains directly on your sanded wood so you choose from real results.

How soon can we walk on the floors?

Light foot traffic is usually fine 24 hours after the final coat, furniture after 2–3 days, and rugs after 1–2 weeks depending on the finish. We leave you a simple care timeline when we're done.
